GRADING & DRAINAGE

 Positive Drainage:  The final grades around your home have been inspected and approved for proper drainage of your lot. It is essential that you maintain the slopes around your home to permit the water to drain away from the home as rapidly as possible. Failure to do so can result in major structural damage and will void your warranty.

 During construction, it is necessary to excavate an area larger than the foundation of your home. In addition, some trenching is necessary for installation of utility lines. Although the soil is replaced and recompacted, it does not return to its original density,. Some settling will occur, especially after a prolonged heavy rainfall or melting of considerable amounts of snow. This can continue to occur for the first few years you are in your new home, depending on the amount of precipitation that occurs and other factors.

 Inspect the perimeter of your home regularly for signs of settling.

 Roof Water:  Your roof water is collected by your gutters. It is then drained into a storm water drainage system through a foundation drain that has been installed around you home. The crawl space in your home is graded to be self draining with a drain pipe tied into the gutter drain. No maintenance for the system is necessary as long as you follow the guidelines in the section "Gutters & Downspouts".
